Scope of Works:

Powells was engaged to deliver a full strip-out and refurbishment of the existing coffee shop and adjoining atrium space at the South of England’s leading innovation hub. The works spanned the entrance lobby, laptop/study area, staircase, and bathrooms — all within a live operational environment.

Our scope included:

• Full strip-out of the existing unit

• Redirection of drainage and utilities

• Formation of new partition walls

• Complete mechanical, electrical, HVAC and comms/security system installation

• Installation of new internal staircase, glass doors and windows

• New ceilings, decorative finishes, and furniture throughout

• Preparation and fit-out for catering equipment and counter install

Challenges

• Live Site Conditions: Works were delivered in a busy, operational science park without disrupting daily activities of staff and tenants.

• Complex Coordination: Careful sequencing was required to manage the interface between M&E, HVAC and specialist catering installations.

• Tight Timeline: The refurbishment had to be completed quickly to bring the amenity back into use for park tenants and visitors.
